How JobDrafter Builds Estimates, Executive Assessments, and Permit-Ready Packets
JobDrafter supports focused workflows for solo operators, tradespeople, contractors, small offices, and Realtors while preserving one shared authority and estimating doctrine.
Product Focus
For ordinary Jobs, JobDrafter turns a quick customer conversation into an estimate, branded bid, materials and labor output, and permit-ready documentation where supported. For Realtor assessments, it answers focused client questions about contemplated property projects through a separate question-isolated report domain. Both paths reuse appropriate estimating, evidence, trade, code, fire, and AHJ intelligence without treating the assessment as a contractor Job.
Two product paths, one authority core
The product domains remain separate so permit readiness cannot leak into an executive assessment, while confirmed facts and source provenance can be reused safely.
Ordinary Job Workflow
Builds contractor and trade outputs through technical readiness, relationship validation, estimating, diagrams, proposals, and permit-ready packet generation.
- Estimate, materials, and labor
- Technical readiness and diagrams
- Proposal and permit-ready packet
Realtor Assessment Workflow
Resolves shared property context once, analyzes each client question independently, and produces one cohesive executive report without contaminating ordinary Job state.
- Direct answer and exact estimate when supported
- Trades, AHJ, permit, code, and verification context
- Immutable PDF/email report and explicit Job promotion
Realtor Assessment Pipeline
Several bounded questions may share property facts, but facts, assumptions, evidence, authority, and estimates remain isolated at the question level.
Ordinary Job / Permit Pipeline
This path applies to contractor and trade Jobs. Engines run only when they are relevant to the selected trade and contemplated work.
Preparation
PrePlanning Engine
Expands the submitted work scope into an executable preflight plan.
- Scope checkpoints
- Required upstream data flags
- Preflight assumptions log
Scope Normalization
Converts variable user language into structured scope tokens used by downstream engines.
- Normalized task labels
- Trade-specific scope tokens
- Ambiguity flags
Evidence + Provenance
Preserves where a fact came from and whether it is suitable for technical, estimating, or client-facing use.
- Confirmed and image-derived fact records
- Authority and conflict state
- Question- or Job-scoped evidence links
Compliance + Authority
Only source-backed authority may reach ready output. When verified local coverage is incomplete, JobDrafter preserves an explicit insufficient local coverage state; it never treats silence as no requirement. Fire and other conditional amendments apply only after every expressed predicate is satisfied.
Compliance Engine
Evaluates normalized scope against applicable code logic and internal rulesets.
- Compliance checks
- Required corrections
- Code references
Technical Validation + Readiness
Validates primitive values and trade-specific engineering relationships before technical outputs are treated as ready.
- Invalid-value and relationship findings
- Concrete user or automatic system actions
- READY or BLOCKED technical state
AHJ Intelligence
Applies jurisdiction-specific authority logic on top of base compliance behavior.
- Authority profile
- Local procedural flags
- Submission dependencies
Code Adoption
Determines which code editions and local amendments control the job.
- Adopted code set
- Amendment references
- Edition precedence map
Submission Rules
Builds jurisdiction-aware documentation requirements for permit-ready packets where supported.
- Required forms list
- Document checklist
- Submission sequence
Output + Execution
Estimator Engine
Generates structured labor and cost outputs while honoring the applicable labor basis, Preferred Materials, and user commercial authority.
- Line-item estimate
- Labor allocations
- Cost summary
Bill of Materials
Derives the material list required to execute the approved scope.
- Material schedule
- Quantity totals
- Procurement flags
Load Calc Engine
Calculates load and capacity values required for system sizing and review.
- Demand calculations
- Capacity results
- Sizing warnings
Diagram Engine
Generates support diagrams and attachment-ready visuals from the validated project model where applicable.
- Diagram artifacts
- Panel or system layouts
- Attachment-ready visuals
Executive Assessment Output
Projects question-isolated analysis into a concise client-readable Realtor report without rerunning an unchanged estimate.
- Executive answer and exact estimate
- Materials, labor, AHJ, codes, assumptions, and exclusions
- Immutable report versions for PDF and email
Inspection + Validation
Inspection Intelligence
Translates project state into inspection-focused checks, risks, and expected review points.
- Inspection checkpoints
- Risk flags
- Validation notes
